Bruma Urban Village

Our client on this project is a listed property fund which owns a large number of vacant office buildings spread across South Africa. The fund managers approached us in 2015 to conduct a feasibility study for the residential conversion of ten office buildings. Through this study, two buildings built in the early 1990’s were deemed suitable for residential conversion. Bruma Urban Village has 133 units split into studios, one-bedrooms and two-bedrooms. Apart from narrow floor plates and a regular window grid, what made both projects ideal for residential conversion were the abundant gardens which transformed well into communal areas for tenants.
